Rangeview Majestic Industrial is a 122,500 sq. ft. industrial building for the Majestic Commercenter near Interstate 70 and Tower Road on the eastern side of the business park. Due to a shortage of industrial space in the Denver market for tenants that require a smaller footprint, Opus developed this project on a fast track, with the building being available for occupancy in less than seven months.

Recognizing the strong demand, Opus developed the Rangeview Majestic building to help meet the needs of an underserved group of tenants. Situated on 6.4 acres in the well-known northeast industrial submarket of Aurora, Rangeview Majestic Industrial Center is located not only in the predominant industrial submarket but also close to Denver International Airport and Interstate 70.
In addition to providing multitenant space for users looking between 40,000 and 80,000 square feet or a single, full-building user, the spec industrial project features a flexible building design and
  • 32-foot clear height,
  • 22 dock positions,
  • two drive-in doors,
  • front park and load set up,
  • flexible outdoor space for additional storage
  • trailer parking and
  • customized office space.

Project Challenges

Given the high demand in the Denver market, Opus wanted a high-quality building in a short amount of time. They also wanted a superior floor slab, which would be more resistant to curling, minimize joint raveling, and have a denser surface for better long-term wear. These kinds of slabs are desirable for the owners, but take a skilled concrete contractor who knows how to manage the mix for the variable environmental conditions.

Project Solutions

Suntec Concrete worked with BURNCO to develop a 1½” aggregate mix, which they could use to meet the owner’s expectations. The team placed five different test slabs to dial in the mix into exactly what Suntec needed for the mix performance.
We set the entire floor slab in only three placements to minimize the slab construction joints. Floor slabs were placed at a rate of 200cy/hr to allow Suntec to get on and off the slabs in a timely fashion. Delivering this kind of quantity an hour on a commercial floor slab requires a great job site traffic plan to get trucks in and out as quickly as possible. Suntec, Opus, and BURNCO did a masterful job working together to make every facet of this project go off seamlessly.
